    I have a Student Loan – will it affect my mortgage eligibility?

Some lenders lend more than others for the same income so we have software that interrogates all the lenders for a maximum loan figure and we match you to the most suitable lender for your circumstances.

The figures need to work out and this is where a private consultation helps in understanding the numbers and risks as well as the long term awards.     My estate agent is forcing me to use their broker who I fear is inexperienced and may not be able to help me.

    Estate Agents are regulated not by law but a code of practice. Under this practice they cannot force you to use their in-house adviser or threaten not to give you the property. You have the right to object and complain. Whilst most agents do not do this there are some firms that rely on forcing buyers to use them for their services and rely on your FOMO on the property. Sadly regulation is still years away and your complaint may fall on deaf ears. We often intervene in these cases and provide evidence to the estate agent that our Client has an Agreement in Principle and has everything in order to proceed quickly.

    Should I get an Agreement in Principle (AIP) before I start my search?

    Most definitely. You will have peace of mind knowing you’re pre-approved in principle for a mortgage and you show your AIP to any agent to show you are not a time waster.
